The monthly utility bundle covers water, sewer, and trash
The mandatory $80 monthly utility bundle includes water, sewer, and trash.

Residents set up gas and electric separately
Gas and electric are separate from that bundle. Gas service is provided by Enbridge Gas, and electric service is provided by Rocky Mountain Power. Both must be in the resident’s name by move-in and remain active through lease expiration.
The lease requires qualifying liability coverage
The lease requires at least $100,000 in qualifying liability coverage for specified damage. You may satisfy the requirement with renters insurance or another qualifying policy from a provider you choose, with proof before move-in and throughout the lease. If acceptable proof is not on file, the home is automatically enrolled in Highland’s $15 monthly Liability to Landlord Insurance program. LLI protects Highland’s interest and is not renters insurance; it does not cover personal belongings, additional living expenses, or personal liability to third parties.
Liability to Landlord Insurance is not renters insurance
The key distinction is whose risk is covered. Highland’s Liability to Landlord Insurance program protects Highland’s interest only. Residents who want coverage for belongings, additional living expenses, or liability to other people should evaluate a renters insurance policy or other coverage that addresses those needs.
Complete utility and coverage setup before move-in
Before move-in, arrange gas and electric service and provide acceptable proof of qualifying liability coverage. Keep gas and electric active through lease expiration. Separately, keep acceptable proof of qualifying liability coverage current; automatic enrollment in the $15 monthly LLI program occurs if acceptable proof is not on file.
